Real estate in Westshore Village

West Shore bungalows are offered under a “life lease”, meaning the resident purchases their unit with the understanding that when they no longer wish to “own”, they sell their unit back to West Shore Village for a value determined at the time of initial purchase. At the time of resale, West Shore Village looks after refurbishments and preparation for sale—the current resident is not burdened with the traditional costs associated with selling a home.

With West Shore Village being responsible for updating a bungalow at the time of resale, new buyers/residents purchasing a bungalow in this retirement community move into an updated unit usually being able to choose two paint colours and flooring.

What are the costs?

West Shore Village bungalows operate similar to a condominium, with monthly maintenance fees being paid by the residents of the bungalows. These maintenance fees cover items such as snow removal, grass cutting, communal area landscaping, a reserve fund, and municipal water.

Bungalow units have a single car garage, 2 bedrooms and 2 washrooms, a walk-out patio or deck, full kitchens, and open combined living and dining room. A few units have second-floor loft space. All homes are fully updated prior to a new resident moving in, as per their needs.
