As Realtors, we’ll be the first to admit it: real estate is in a unique place right now.
Market conditions have shifted significantly since the ultra hot seller’s market of a few years ago, especially in terms of supply and demand. Today there are more available homes and fewer buyers, so what does that mean for price?
Despite the tell tale signs of a buyer’s market, house prices in Ontario aren’t dropping dramatically just yet. However, there are still major benefits to buying a house right now (including lower prices).
In this blog post, we’ll touch on what’s happening with house prices in Ontario and why right now is a great time for buyers to make a move.

How’s the Housing Market Right Now in Ontario?
Change has always been constant in real estate. However, the last few years in particular have brought a lot of evolution. So, where does Ontario’s housing market stand now?
Every community and local market is different; however, one of the most common trends happening across the province right now is a shift in supply and demand.
Right now, lots of Ontarians are looking to sell their homes. Buyers, on the other hand, are harder to find.
Although markets aren’t at a standstill, real estate is moving at a slower pace compared to a few years ago. Homes are taking longer to sell (especially if they aren’t properly prepared), and some sellers are realizing that their opinion of value is different from buyers’.

Think Local
A quick bonus tip: If you are curious about house prices or other averages, it’s best to focus on your local market.
Ontario is a big place, and given just how local real estate trends can be (right down to a specific neighbourhood or even street), it wouldn’t be particularly helpful to say that certain things are X or Y province-wide.
Most municipal or regional real estate boards in Ontario offer some type of monthly reporting, including data on the total number of sales, average price, new property listings and more.

Is Ontario a Buyer’s Market?
So if there’s lots of inventory and fewer active buyers, does that mean Ontario is a buyer’s market right now? In some ways, yes. And in some ways, no. Let’s break it down.
On paper, many communities in Ontario look like a buyer’s market simply because supply is high and demand is low. However, these numbers only tell part of the story.
Numbers vs Reality
Around the start of the 2020s, housing demand in Ontario reached unprecedented levels. This created an ultra-competitive market that heavily favoured sellers. When people hear the term “buyer’s market” today, they may think back to this seller’s market and expect the same type of imbalance. However, that’s not the case.
Even though supply outweighs demand, current market dynamics don’t heavily favour one side to the same extent as they did a few years ago. A big part of this is sellers’ rigidity.
Right now, many sellers are happy to list their house and wait rather than price based on the market. While the needle is slowly moving in certain areas, this approach has kept average house prices relatively stable in the face of declining demand.
Why It’s a Great Time to Buy
House prices may not be dropping rapidly, but that doesn’t mean there aren’t real advantages to buying a house right now. Consider it a soft buyer’s market.
One of the best reasons to buy a house right now is the selection. Even though prices are stable, buyers have an abundance of listings to choose from. This gives you a greater opportunity to find a house that’s perfectly tailored to your needs. It can also give you a leg up during the negotiation process, helping you settle on the best deal possible.
Another major perk of today’s market is the limited competition. With fewer active buyers shopping around, you can really take your time in ensuring a home is right for you. This makes the house hunting process much less stressful. You’re also less likely to find yourself in a price-boosting bidding war.
