Living inside the metro Toronto GTA border has many advantages. Access to affordable homes and realizing the dream of home ownership a reality isn’t one of them.

Home prices inside the Toronto GTA and borders are thru the roof, in simpler terms [ it’s nuts ] Bidding wars, bully offers and selling for $100,000 to 300,000 over list price.   The spring 2016 market is not a dull one, indeed.      The area of the cities surrounded by Highways like: 401, 404 and now the 407 ETR  have help increased the real estate market  value over 18.1 % compared to last year.   ( Source DRAR, May 2016)

Let me explains what’s causing this increase in the border areas, and how home buyers can find affordable housing outside of it.

  1. Inside the cities of GTA / York Region and the south end of Durham Region – homes sales will always be robust. Demand is high (no one will argue with that)    – Supply is low.
  2. Very insulated and not a lot of room for new construction
  3. The better the location faster the prices will rise.

 

The further you go out, the softer the market will be. Meaning less demand, prices are fair market value and not inflated.

Affordable family friendly homes exists,  however it does involve  commuting to your workplace.     The areas to consider are North Durham Region and Kawartha Lakes area.

A great deal of our residents in the area work in various industries, professionals, agricultures and entrepreneurs and they commute in average 35-50 mins.  There’s nothing wrong with commuting for the opportunity for a better lifestyle and quality of life for your family.  I have the chance to chat with several of these families and do you know the secret to commuting with success in less time.   Always take the road less traveled! And that will make all the difference.  Take back roads and avoid the major  routes and you’ll be able to cut your commute time…… and you’ll have a pleasant drive,  you’ll be moving as you will not be stuck in bumper to bumper traffic.

Communities to consider for easier commute time

  • Port Perry and surrounding areas ex: Seagrave,  Sonya, Little Britain,  Sunderland are easy commute time destination to Newmarket,  Scarborough,  and South Durham Region towns.
