If you’re thinking about selling your house soon (or at some point in the future), you’ve probably thought about a few different ways to try and maximize your final sale price – including timing.
A lot of sellers in Ontario try to crack the code on when the quote, unquote “best” time to sell a house is. However, not everyone understands how seasonal market conditions actually affect real estate, and to what extent.
As a multi-generational real estate team, we’ve had plenty of sellers ask, “What’s the best time to sell a house?” While there is an answer to this question, it’s not exactly on the calendar.
The Best Time to List Your House
Here’s the long and short of it: The best time to sell a house is when the timing is right for you!
Let us explain.
Seasonal market trends are just one of countless variables that will impact the results of your home sale. So, rather than obsessing over different reports or statistics from your local real estate board, it’s best to take a step back and think about your needs and lifestyle.
Let’s say you’ve got young ones at home. It’ll probably be easiest to sell your home over the summer break when you don’t have to worry about getting the kids to school every day. Or, maybe you’re starting a new job in a new city in the heart of winter. In that case, you’ll still be able to sell your house in December, January, or February and get a great return!
Put simply, your success as a home seller isn’t dictated by the calendar. As long as the timing aligns with your goals, you can head to the market with confidence.

Working With the Market
Yes, real estate in Ontario can follow seasonal trends. But that doesn’t mean that any particular month or season is “the best” for selling a house. No matter what’s going on in your local market, there will always be conditions that work in your favour, and those that don’t.
For instance, real estate tends to heat up in the summer months. This means there are a few more buyers in the market, which can work to your advantage. However, summer is also when most people choose to sell. So even though you’ve got more buyers to attract, you’ve also got a lot more competition to try and stand out from.
Can you sell your house in the winter? Absolutely! Choosing to sell your home in the winter means that you’ll stand out from a smaller pool of inventory, although there will be fewer active buyers to take note.
At the end of the day, you can accomplish a great home sale any day, week, or month of the year, as long as you have the right plan and an experienced real estate professional at your side (more on that later).
It’s Never Too Early to Get Started
No matter when you’d like to sell your home, it’s best to get the ball rolling early. Planning and getting ready for a home sale can take a lot of work. So, the more time you give yourself, the better. This is especially true if you’ve got a set deadline for when you’d like to sell your home.
The first step in selling your home is to find the best real estate agent for you. Look for someone who is experienced, knowledgeable, and works in your local community. After getting a sense of your goals and objectives, your agent will put together a road map based on your preferred timeline.

Use the Seasons to Your Advantage
Another great reason to be proactive in your selling journey is that you can use the seasons to your advantage – even if you won’t be selling until later on.
Let’s say you’re looking to sell your home in the upcoming winter or spring, it could be beneficial to snap some photos of your property while the weather is still warm – especially if you have a great yard, a backyard pool, or are on a waterfront. This will help buyers see the full lifestyle offered by your home, even if they’re house-hunting while there’s snow on the ground.
